RENTAL AGREEMENT

Carrara Concepts LLC provides thoughtfully curated homes in Minnesota, Wisconsin, and Los Angeles, California. To ensure a safe and enjoyable stay for every guest, these terms and conditions outline our standards, policies, and guest responsibilities.

By booking a Carrara Concepts property, you agree to the following terms. This acknowledgment is part of your reservation and does not require additional signatures.

1. Booking, Payment & Cancellation

  • All booking and payment terms are clearly outlined in your reservation confirmation.

  • Unless otherwise specified in your reservation or confirmed in writing, no refunds will be issued for cancellations made within 90 days of check-in.

  • No changes to the reservation or property selection are permitted once the stay begins. If the guest wishes to shorten their stay or transfer to another property, the standard cancellation policy still applies.

  • Carrara Concepts LLC reserves the right to cancel any reservation with notice and will issue a full refund in such cases.

  • Travel Insurance: Carrara Concepts LLC strongly recommends that guests purchase travel insurance to protect against cancellation costs related to illness, injury, travel delays, inclement weather, or other unforeseen events.

Guests may:

  • Add third-party travel insurance through our platform at the time of booking, or

  • Secure independent coverage from a provider of their choice.

2. Guest Requirements & Age Policy

  • The primary guest must be present throughout the stay. Subletting is not permitted.

  • The maximum number of guests per property must be followed as published.

  • Public events or parties require prior written approval.

  • Guests are legally and financially responsible for any violations, citations, or damages caused by anyone on the property during their stay.

  • Guests must be 25 years or older, unless approved in writing. Minors must be accompanied by a legal guardian.

3. Noise Ordinance & Outside Guests

  • Local laws strictly enforce quiet hours and prohibit noise disturbances.

  • Zero-tolerance noise policies are in effect with no warnings issued.

  • No outside visitors are permitted on the property at any time unless approved in writing.

  • Repeated violations may result in immediate removal without refund.

4. Use of Property, Pools & Amenities (Guest Risk)

  • Guests assume all risk and liability for use of the home, its surroundings, and amenities (e.g., pools, spas, decks, bunk beds, rooftops, docks, etc.).

  • Carrara Concepts LLC and the property owner are not liable for injuries, accidents, or death occurring during the stay.

  • Pool equipment must not be adjusted or tampered with. Repairs due to misuse will be billed to the guest.

5. Equipment & Maintenance Failures

  • Guests must report any malfunction or maintenance issue within 24 hours of discovery.

  • We reserve the right to enter the property to perform emergency repairs or inspections, with or without notice.

  • Guests waive any claims for loss or inconvenience caused by maintenance, cleanliness, or other ordinary conditions.

6. Acts of God & Construction

  • No refunds or credits will be issued due to events outside our control, including:

  • Natural disasters (hurricanes, tornados, fire, red tide, etc.)

  • Pandemics or travel bans

  • Nearby construction, utility outages, or beach closures

  • Travel insurance is encouraged to protect against such risks.

7. Pet Policy

  • Pet rules vary by property and will be outlined in your reservation.

  • Unless approved in writing, only one pet is allowed.

  • A non-refundable pet cleaning fee will apply.

  • Any damages caused by pets (stains, odor, scratches, etc.) will be billed in full.

  • Pets may not be on furniture, in pools, or left unattended unless crated.

8. Smoking, Firearms & Illegal Activity

  • Smoking, vaping, or use of tobacco products is strictly prohibited on all properties, inside or outside. A $500 minimum fee applies for violations.

  • No firearms of any kind are permitted. Any found will be reported to law enforcement.

  • Any illegal activity or behavior may result in immediate removal without refund.

9. Parking & Vehicles

  • Parking is limited to the number of spaces listed in your reservation.

  • Unauthorized vehicles (including RVs, boats, trailers, commercial vehicles) may be towed at guest expense.

  • Written approval is required prior to arrival for non-standard vehicles.

10. Property Condition at Departure

Guests must return the property in the condition it was found, including:

  • All trash and items brought onto the property must be removed.

  • Trash and recycling should be placed in designated outdoor bins. Do not overfill or leave trash outside containers.

  • Follow local bin pickup rules provided on-site. Recycle where possible.

  • Furniture and décor should be returned to their original positions.

  • Lock all windows and doors at checkout.

Garbage Disposal & Toilets:

  • Only flush toilet paper. Do not flush wipes, paper towels, or feminine products.

  • Do not place fibrous foods (like celery, corn husks, peels) into the garbage disposal.

  • Guests will be billed for plumbing or maintenance caused by improper use.

11. Housekeeping & Supplies

  • Homes are professionally cleaned and stocked with fresh linens and towels before your arrival.

  • Starter supplies of toilet paper, paper towels, soaps, and trash bags are provided.

  • Guests are responsible for purchasing additional supplies as needed.

  • Daily housekeeping is not included but can be arranged for an additional fee.

12. Rate Changes, Marketing & Web Content

  • Rates, amenities, and listings are subject to change without notice.

  • Errors, omissions, or outdated content do not affect the enforceability of these terms.

13. Disputes & Legal

  • Guests must notify Carrara Concepts LLC of any issues within 48 hours during the stay.

  • Chargeback disputes will be defended with documentation (photos, messages, call logs, inspection reports).

  • Guests agree to pay all legal or collection fees if Carrara Concepts must enforce these terms.

  • Legal jurisdiction is determined by the location of the property (Minnesota, Wisconsin, or California).

14. Accommodation Substitution

  • In rare emergency situations, Carrara Concepts may substitute the reserved property for a comparable one.

  • We make no guarantees that features or amenities will be identical.

15. Acknowledgment

By confirming your reservation, you certify that:

  • You have read, understood, and accepted these terms and conditions.

  • You are responsible for all members of your party and their behavior.

  • You assume all risks and waive liability for the use of the property.

  • You understand that violations may result in eviction without refund.

  • By booking this property, you acknowledge that you have read, understood, and agreed to all terms and conditions stated herein.
